1. Who we are
This website is operated by PT Bali Accommodation Management ("BAM", "we", "us"), a company registered in Indonesia, NIB 3009250035645, registered office at Jalan Raya Anyar Gang III E, Kerobokan, Kuta Utara, Badung, Bali 80361.

2. What this website is
The website presents properties in Bali that are offered for rent or for sale by their owners or by partner agencies, and lets you contact BAM about them. BAM acts as an agent and intermediary. Unless we tell you otherwise in writing, BAM is not the owner of the properties shown.
Nothing on this website is an offer that can be accepted to create a contract. A rental or a sale is only agreed when a written agreement has been signed by the parties concerned.
3. Listing information
We work to keep listings accurate and up to date, and we rely on information supplied by owners and partner agencies. Please note:
- Availability changes quickly. A property shown as available may have been reserved or rented since the page was last updated. We reconfirm availability with the owner or listing partner before arranging a viewing or accepting any payment.
- Prices are shown in Indonesian Rupiah (IDR). Any amount in another currency is an approximate conversion for convenience only. Prices may change until an agreement is signed. What is included and not included in a price is stated on the property page and confirmed in the agreement.
- Photos, descriptions, sizes and features are given in good faith as a guide. Photos may have been taken at an earlier date. Please check anything that is important to you at the viewing.
- Locations on maps are approximate on purpose, to protect owners' privacy. The exact address is shared when a viewing is arranged.
- A property marked Rented, Reserved or Currently unavailable is shown for information and may become available again from the date stated.
4. Enquiries, our assistant and viewings
You can contact us through WhatsApp, the enquiry forms on this website, or email. Messages on WhatsApp may be answered by BAM's AI assistant, which helps you find suitable properties and answers questions from our listing data. The assistant will tell you when a BAM team member needs to follow up, and you can ask to speak to a person at any time.
The assistant can make mistakes. Information given by the assistant does not replace the written agreement, and a viewing is only confirmed when we tell you it has been confirmed.
Our team's standard hours are Monday to Saturday, 09:00–18:00 Bali time (WITA).
5. Reservations and payments
A property is only reserved once the agreed reservation requirements have been completed. The payment schedule and the verified payment instructions are stated in your agreement.
Never send a payment to account details that differ from those in your agreement without confirming them directly with BAM on the WhatsApp number or email address shown on this website.
6. Using the website
You agree not to misuse the website: for example, not to attempt to gain unauthorised access, interfere with its operation, copy it in bulk by automated means, or submit false enquiries or another person's details without their permission.
7. Content and intellectual property
The BAM name and logo, the website design and its text belong to BAM. Property photos and descriptions belong to BAM, to the property owners or to partner agencies, and are used with their permission. You may share links to our pages. You may not copy, republish or use our photos or listings for your own marketing without our written permission.
8. Links to other services
The website links to services run by others, such as WhatsApp, Instagram, Facebook, Google Maps and video platforms. We are not responsible for their content or for how they handle your data; their own terms apply.
9. Liability
The website and its content are provided for general information. To the extent the law allows, BAM is not liable for loss arising from reliance on website content alone, from a property no longer being available, or from interruptions to the website. Nothing in these terms limits liability that cannot be limited under Indonesian law, or the rights and obligations set out in a signed rental or sale agreement.

How we handle personal data is explained in our Privacy Policy.
11. Changes
We may update these terms from time to time. The date at the top shows the latest version. Continued use of the website after a change means you accept the updated terms.
12. Governing law
These terms are governed by the laws of the Republic of Indonesia. Any dispute that cannot be settled between us is brought before the Denpasar District Court (Pengadilan Negeri Denpasar), subject to any mandatory requirements under Indonesian law.
