We market rental and sale properties in Bali for owners and partner agencies, and help clients find, view and secure them. BAM is the controller of the personal data described here.

What we collect and why

Information you give us

• Your name, WhatsApp or phone number and email address
• What you are looking for: areas, budget, dates, rental term, number of bedrooms, pets, and similar preferences
• The content of your messages, voice notes and any photos or documents you send us
• If you are an owner or partner agent: details of the property and your contact details

Information collected automatically

• Which property pages are viewed and which enquiry buttons are tapped, so we know which listings attract interest
• Basic technical data such as browser type, device type and approximate location derived from your IP address
• Visit statistics through Google Analytics: which pages are visited, how visitors arrive and the type of device, measured in aggregate. Analytics cookies are used for this. It is not used for advertising, Google's advertising features are switched off, and Google Analytics does not store full IP addresses. If your browser sends a "Do Not Track" or Global Privacy Control signal, your visit is not counted.

We use this information to

• answer your enquiry and recommend suitable properties
• arrange viewings, which means sharing the necessary details (your name, the requested time) with the property's owner or viewing contact
• prepare offers and agreements when you decide to proceed
• keep a record of our conversation so you do not have to repeat yourself
• improve our listings and our service

We do not sell your data and we do not share it with advertisers.

Our WhatsApp assistant

Messages to BAM's WhatsApp number may be answered by an AI assistant. It searches BAM's live listings, answers questions from that data, remembers what you have told us during the conversation, and hands over to a BAM team member for negotiations, reservations, payments, complaints or anything it cannot verify. To do this, the text of the conversation is processed by our AI provider on our behalf. It is not used by that provider to train its models.

You can ask to speak to a person at any time, and you can ask us to stop messaging you at any time.

WhatsApp is operated by Meta. Messages you send through WhatsApp are also subject to WhatsApp's own privacy terms.

Legal basis

We operate in Indonesia and handle personal data in line with Indonesia's Personal Data Protection Law (Law No. 27 of 2022). Because many of our clients are international, we also follow GDPR-aligned practices. We process your data on the basis of:

• your consent, when you contact us or submit a form
• the steps needed to enter into and perform an agreement with you
• our legitimate interest in running and improving our service
• legal obligations that apply to us

Who we share data with

Only where needed for the purposes above:

• Property owners, viewing contacts and partner agencies, to arrange viewings and agreements
• Service providers that process data on our behalf:
  • Samba (PT Samba Realty Group) — builds and operates our website, assistant and client records
  • Vercel — website hosting
  • Supabase — database and file storage (Singapore region)
  • Upstash — short-term conversation state for the assistant
  • Anthropic — the AI model behind the assistant
  • Meta — WhatsApp Business Platform
  • Resend — delivery of enquiry emails to our team
  • Google — maps, and website analytics (Google Analytics)
• Authorities, where the law requires it

These providers are bound by confidentiality and data-protection terms. Some are located outside Indonesia and outside your home country; where data is transferred internationally we rely on the safeguards those providers offer under applicable law.

How long we keep data

• Enquiries and conversations: for as long as we are helping you, and up to 24 months after your last contact
• Records connected to a signed agreement: for as long as the law requires
• Website logs: a short period for security and troubleshooting

You may ask us to delete your data sooner, unless we are legally required to keep it.

Cookies

The website uses only what is needed for it to work, plus Google Analytics cookies that measure visits in aggregate. They are not used for advertising. If your browser sends a "Do Not Track" or Global Privacy Control signal, analytics does not run. You can also block cookies in your browser settings.

Your rights

You may ask us to:

• give you access to the personal data we hold about you
• correct or update it
• delete it
• stop or limit how we use it, or withdraw consent
• provide it to you in a portable format

Security

We use encrypted connections (HTTPS), access controls and reputable infrastructure providers, and we limit internal information such as owner details to authorised staff. No online transmission is completely secure, but we take reasonable measures to protect your data.

Children

Our services are intended for adults. We do not knowingly collect data from children.

Changes to this policy

We may update this policy to reflect changes in our services or the law. The date at the top shows the latest version.
